Architectural Concepts:
The architectural firm of "Studio 2.26", with the principals of Mariusz Rams & Tomasz Sus, was hired to carry out our vision at Grupa Harper. The two story houses were designed with 40-degree pitched gable roofs. Dependirg on the type of building (please check the detailed descriptions of the homes and the attached units) the ground floor has a living room, kitchen, dining room, laundry room, bathroom and a guest room, while 2-3 bedrooms, together with bathrooms and balconies are located in the upper area. The development area consists of: flat land, 10 hectares (approximately 30 acres).
Planned utilities include:
- grid connections, adaptation of the existing power line,
- sewage system and connections,
- water service and connections,
- gas service and connections,
- electric street lighting,
- control cables (for remote control of the entry gates) - gated community,
- all utilities are underground, with no overhead wires.
Number of buildings of different types:
Free-standing homes:
Type "A" with usable floor space of 182.37 m2 (1956 sq. ft) - 21 homes
(including the existing model home),
Type "B" with usable floor space of 169.24 m2 (1814.8 sq. ft) - 17 homes,
Type "C" with usable floor space of 165.55 m2 (1781.2 sq. ft) - 28 homes,
Attached units:
Type "D" with usable floor space of 123.45 m2 (1328.8 sq. ft) - 23 homes,
Type "E" with usable floor space of 132.87 m2 (1430.2 sq. ft) - 20 homes.
Total: 110 house
In addition (during the second phase of work) the following are planned:
- reception building (for monitoring the development)
- community club house with parking lot
- stores and services complex
- basketball court, tennis court and playground
Construction materials used in the homes:
The buildings were designed with standard building technologies in mind
The construction materials and the load-bearing elements of the development:
- foundations - reinforced concrete
- foundation walls - concrete
- outside and inside load-bearing walls of the above ground part of the ground floor and of the upper area - brick. Hollow brick Porotherm, 30 and 20 cm thick
- lintels, beams, ceiling beams, crowns - reinforced concrete
- ground floor ceiling - reinforced concrete
- inside partition walls - brick K-3, 10 cm thick
- upper area ceiling - drywall, suspended from the wooden roof construction
- roof with construction of wooden rafters and bidding rafters
- roofing - corrugated sheet metal
- chimneys: gravitation ventilation and exhaust duct system (for example: Schindel)
Exterior finish of the buildings:
- standard insulation of styrofoam + mineral plaster
- door and window framing made of PVC with wood-like veneer
- roof and elbow windows (for example: "Fakro")
- outside sills made of coated sheet metal
- flashings made of coated sheet metal
- sectional garage door with standard air intake openings (equipped with remote control)
- exterior color scheme designed to compliment entire development
- individual properties enclosed, three sides to have matching chain link fencing and the front property line to be enclosed with stone wall and pillars accessorized with electronic passenger gate and a pair of electronic automobile gates
DEVELOPER’S STAGE CONSTRUCTION - Interior:
- Floor surfaces as specified in the provided drawings (finish flooring not included).
- Standard plastered walls.
- Standard upper area ceiling constructed of drywall.
- Interior water-waste lines according to plan, fixtures not included.
- Internal heating and hot water systems. Floor system installed in kitchen, laundry room, front entranceway and powder room on first floor, bathrooms on second floor. Remaining rooms equipped with wall plate radiators (Purmo or equal). Boiler to be Dietrich MCR-24-T or equal. Water tank to be Dietrich SR200V or equal, floor heating system to be Herz 16PE-RT or equal and thermostat to be Czunik AD137.
- Electrical installations – wiring complete as shown on electrical plans (fixtures not included). Temporary switches and plugs for inspections only.
- All interior finishes (floors, walls, doors packages including frames and hardware, stairs, handrails, cabinetry, appliances are not included).
- Interior window sills – marble agglomerate, three selection to be supplied to homeowner.
- Piping for central vacuum system and the vacuum system where applicable, not part of developer’s package.
10. Supply and install temporary wood stairs to second floor.
11. Supply and install temporary wood handrail as needed for safety.
12. Alarm system and wiring for system not in Developer’s Stage pricing.
13. Fireplace – supply chimney, intake and rough opening. Actual fireplace package and installation are not included.
14. Voice activated - intercom system for gate operation to each entrance of subdivision.
15. Waterlines and hook-ups for washer and dryer, appliances not included
16. Waterlines to garage for sink hookup, where shown on plans, sink not included
17. Air Conditioning Units and hooks-ups are not included in developers stage.
